Communication
A point of contact monitoring and communicating all aspects of marketing to landlord on a regular basis.
Offline Marketing
As a leading lettings agent in Hall Green, Acocks Green, Sparkhill and the surrounding areas, we have a high volume of ready to go tenants on our systems. Usage of our data with physical window displays will provide the maximum exposure.
Online Marketing
Another window display but for the internet. We make full use of leading platforms including Zoopla and PrimeLocation as well as popular social media platforms and of course our own sate of the art website.
Purpose:
The bronze lettings package involves our lettings team sourcing the right tenant for you using our sophisticated marketing techniques. Once a suitable tenant has been found, we then set the tenant up and handover any ongoing tasks over to you for you to manage.
Suitable For:
As this package offers no management, it is usually a popular choice for clients that take property management as their full-time job. Given the time, compliance and legal obligations involved, landlords that have committed to property investment on a full time basis and have the knowledge of how things work usually just require a tenant to be found.
Purpose:
Typically, most landlords invest into property as a form of investment to generate healthy returns. At Manny Klarico, our lettings team will manage the entire aspect of such tenant arrangements. This includes to market and find a suitable tenant, set the tenancies up and then manage the tenancies on an ongoing basis to ensure the property, tenant and tenancies remain compliant, incurring minimal expense and increase the returns to the landlord.
Suitable For:
These landlords may usually have a full-time job and/or not from a property related background. Their purpose is to generate the return and nothing more, however they would need to ensure they are compliant and that time is given in maintained their investment.
Purpose:
The silver service is a part managed service where our letting team will provide all the services of Bronze, but then take it a step forward and manage the ongoing tenancy in respect of rent collection, arrears or any deposit disputes. Our lettings team essentially manage the tenant, whilst as landlord you then manage the property, it’s compliance and legal obligations yourself.
Suitable For:
Ideally suited for clients that have the skills and knowledge of maintaining the investment property themselves and also have the knowledge of ensuring that their property remains compliant, but would rather an agent deal with the tenant and tenancy aspects of the investment.
